More affordable is not true for every situation. The new tax change will mostly affect houses over 750k. There will be no discount for houses under 750k because there's a shortage of supply. I do believe houses over 1.5 million and most condos could see meaningful price declines of 5-10%. The only reason to buy a condo versus rent an apartment is the tax deduction which is moot now -- condo living is apt living. Most people buy houses because they want a yard for their kids to play and the stability of not having to move. I could be wrong about the really high priced houses because rich people can still have their businesses/LLC buy their houses and rent it to themselves to regain their tax benefits.

Boston is a toilet. Last year I moved to North Carolina after being born and raised there. $450,000 I bought a new construction 3500 sq ft house on 2 acres in a nice neighbor with great schools. Left my job making $150,000 and got one here for $125,000. Boston can keep it's old shit hole housing and its influx of foreigners and foreign money. Place has become a dirt hole
