What happens if you perform a comparison calculation of buying versus renting with the assumption that the recent run-up in prices will be decline to match where they would have been if they had just been tracking inflation since 1997 (as they have for much of history)? Here's an interesting calculator that attempts to do just that:

It turns out that under the assumptions used I would be better off renting here in Boston even if my rent were two and a half times what it is now.
