Interest rates are very low now so buyers, often investors are coming out of the woodwork again, usually buying low, selling low and still making a hefty profit.
When I find a property that I like and it is priced low enough for me to make an offer I find myself in a bidding competition with other buyers, most of whom have much deeper pockets than I do. There is no negotiating a slightly lower price in fact I wouldn't be surprised if some are offering even more than the asking price.
Though I can now afford slightly more than a dilapidated shack next to a gas station on a major highway, it is still tough out there. For the financially challenged among us there are very few wonderful deals to be had. Still looking and as always wondering what negatives I can live with. |

Some folks ned to sell there house in a hurry and price it accordingly.
If they list it at 100K below the assessed they will certainly get some action and hopefully for the sellers a bidding war will break out.
I would continue to hold off on buying as the market is going to fall hard in 2008. Its all about the economy and the economy is not so hot and gas prices and heating oil are really sapping the average citizens cashflow.
Sellers that pulled their homes off the market for the winter will be putting them back on the market with expectations that the spring will be the elixir for their drought, I would not bet on it.
Keep waiting and be as patient as you have been. Good things come to those who wait. |
