In a sharp reversal of what has been one of two driving forces behind the super heated market in Belmont for the last year, the inventory of houses for sale in the 02478 zip code has surged and continues climbing, contrary to typical seasonal behavior. Last year showed more typical seasonality, with listings rising to a peak in April and then falling the rest of the year. However, this year, despite an earlier localized peak in May, listings began to surge in September and are continuing to climb. What's more, the number of listings is now higher than it has been for all of 2012. Some dates of interest with their associated inventory numbers:
- Apr 2, 2012: 52
- May 7, 2012: 48
- Nov 19, 2012: 27
- Apr 1, 2013: 18
- May 6, 2013: 30
- Nov 18, 2013: 33
Please note: the above data points are as reported by Redfin as of this writing and may not be entirely reliable. Redfin updates their interactive graphs weekly and the values reported for fixed dates have been observed to change before. Discrepancies were discovered and reported when reporting on a similar surge in inventory in Arlington 02476 (Brackett). Furthermore, a similar discrepancy was discovered for Belmont when compiling the above report. Redfin currently reports an inventory of 33 for Nov 11, 2013, whereas it reported the inventory as 35 when Nov 11th was the most recent date. Redfin might retroactively revise its data or perhaps it is a consequence of how they calculate their 90 day moving average. In any case, recent data should be considered preliminary and perhaps distorted, if it is a side effect of an incomplete moving average.
